Why do I need a Land Survey?
When do I need a
Survey?
- When
purchasing, subdividing, or selling land
- Before
building a house, fence, or other improvements close to the
property/zoning setback line
- When
required by local authorities prior to the issuance of a building or
other permit
- For
drainage planning, topographical and subsurface utility studies
- When
purchasing Title Insurance
- When
the Property line location is in question and/or an encroachment is
suspected
What will
a Land Survey cost?
The fee
depends on many factors including:
- Type
of survey, size, shape and accessibility of the property, terrain,
vegetation and time of year
- Availability
and credibility of existing records
and monuments in the vicinity of the subject property
- Conflicting
or ambiguous deed calls and monuments, hostile or uncooperative neighbors
- Applicable
State and Local Standards
Fax or
e-mail a copy of the deed, and the Assessors Map and Lot
number. I can usually provide a written estimate for the cost, based
on general experience and the specific job requirements.
Who is a
Professional
Land Surveyor?
A Professional Land Surveyor is uniquely qualified by
education and experience. He or she has become registered by submitting to
a thorough application process, and then passing a series of verbal and
written examinations administered by the state. Only a Professional Land
Surveyor duly registered by the State Board of Registration is legally
permitted to perform a land survey.
Types of Surveys Available:
I can provide
you with a number of different services, depending on the needs of your
project and state and local requirements. Turning Point Survey is networked
with other quality professionals to provide a full range of related land
development services.
- Boundary
Survey: This survey establishes or reestablishes property
boundary lines and corners upon the ground. If desired, a plan of the
survey may be prepared, indicating boundary measurements, monuments,
occupation lines, easements and encroachments, existing fixed
improvements, and land areas. This plan should be prepared in
accordance with state standards for eventual recording as Land
Evidence, and may be used as a base plan for other uses.
·
Topographic Survey: Existing
conditions mapping suitable for use by your architect or engineer
as a basis for design of improvements. This survey locates natural or
man-made features, such as buildings, fences, trees, streams and elevations
(contours) of the land, shown within the boundaries of a property and the
immediate surrounding areas. Government agencies, engineers or architects
may require this survey, to aid in design of planned improvements and alert
you as to possible conflicts.
